Owning rental property has become a lot more complicated these days. A tenant can stop paying rent and it could take you six months or more to get them out. Meanwhile, they are living rent free and tearing the property up to boot.

I know some people here that have set their rental contracts up on a weekly basis. They still collect the rent monthly but if they need to evict it takes weeks to get them out not months. I don't know if that would fly in Florida or not.

I have lived in rentals most of my adult life. I have seen, cleaned, and repaired messes from previous tenants, most were voluntary moves. The first rental I lived in after leaving home had two foiled wrapped potatoes still in the oven. I have also helped clean after evictions, arrests, and 'midnight movers' for extra cash or rent consideration. Some clean-ups I got to keep whatever I found that I wanted, some had to store everything, except trash, for a time in case the renter claimed it. One of the surprises I found was the amount of change left on the floor or in containers, and not just pennies. The landlord sold the washer and dryer after the arrest removal. When I helped move the dryer, I found a magnetic key holder under it containing pills.

I made up a batch of my 'hand soap' to help clean the worst ones. It is one part generic Dawn type dish soap, one part liquid laundry soap, and one part water. It will remove most dirt and grease, it make a good prewash (even fresh ink or blood), spot clean carpets, and it can be used to clean toilet bowls.

Dawn and an assortment of synthetic bristle brushes (including a bottle brush for some areas) can do a good job of cleaning an automobile (or mower or generator or...) engine. Hose it all off and any dirt/grease you missed is obvious.

Dawn was mentioned in context of rental house cleaning. It's also cheaper and friendlier to the environment than any of the solvent-based cleaners for greasy mechanical bits and pieces. Even if you do engine cleaning at the coin-operated car wash.

Just another use for something you may already have in your kitchen.

Kathy, when I was thinking about that I also thought that none of the heroines in your stories had a dog of her own. I remember family members that had dogs. Of course, I have been known to be wrong and this would be the perfect excuse (as if one was needed) to re read all your stories.

Been reading your stories for years. Finally able to post and say how much I enjoy reading your stories, looking forward to every new post and waiting on Hartford Ridge. Keep up the excellent story telling.

Y'all made me look!

I am re-reading another of Kathy's other stories. I think I have read them all at least twice and will probably re-read them again and again. As I get older, I'm getting more "forgetful" and sometimes it's like I'm reading the stories for the first time. LOL!!!

No matter.......still love them all! And still am waiting for MOAR!!

Hope your apartment cleaning job is done and over with successfully, Kathy, and that life slows down a little and becomes more peaceful. Not only for you and yours, but also for us "hungry readers."

Nothing wrong per we. I did bust my tail falling while I was waxing floors so am more sore in places unfit for polite conversation. Wracked my back but i’m Not dying or anything. Just really busy. Will try to get something up by tomorrow night. Still cleaning and repairing eviction house. When I start talking about it things come out in a growl. They managed to wreck both central HVAC systems on the house on top of everything else and I am essentially using the strongest chemicals possible for pest control purposes. Grrrrrr.

And repeating for FYI, assuming the muse stays steady the next stories I am trying to wind up are Hartford Ridge, Zombies Aren’t Real, and Gurl. Yulee’s story needs to be finished also as does Dovie’s. Trying to keep things rolling but life is just dang it all crazy and our 14 year old dragon may not make it to 15 at the rate he goes on some days and y’all remember the teen years. Love all my kids but some days ... Lordy Lordy Lordy.

Thanks for touching base and letting us know that you are okay (mostly)...So sorry about the tail bone... ouch... not to mention the HVAC...

As for your 14-yr old dragon, my 13-yr old dragon is suffering badly from verbal diarrhea and my ears are bleeding... I'd string him up by his tail but that wouldn't stop the hour upon hour of full stream discussion of the Star Wars universe in minute detail... I feel your pain.

Yes been through those years, ack shudder. And I did break my tail bone years ago so I do know how that feels :( feel for you. Good luck with the mess and I know that is a mild word for what you found.

Fel by the Wayside is one of my favorites along with Linderhall Legacy. Larkspur in Eden is my all time favorite and I'm so excited that it will be finished!

When Jamesbo turned 15 I wasn't sure it would make it to 16. Sixteen was calm and back to normal sounds like yours started a year early.

But understanding why she's busy and will wait patiently (but sometimes not so! LOL!!).

Yeah.......kids........our son is awfully lucky that he grew up!! Sometimes I was ready to beat the snot out of him! LOL!!

That said (jokingly) if I was Kathy I would be so hacked off about the condition of the house, writing would be the last thing on my mind.

Update, the fall I took did a little more damage than expected. I pinched a nerve all the way up in my neck and i am having a hard time sitting at the computer and typing. Also did something that aggravated my carpal tunnel to the point I am having to use lidocaine on my hands. Getting better. I am waiting on one of my daughters to help me with editing but they are both back in college and working as well. Give me another day or two and hope to be able to post something. Feeling stupid for injuring myself all for lack of a little more care but that’s why they call them accidents I guess. Thanks for being patient and funny as heck.

That's why they're called accidents. Not like you meant to get hurt that bad, none of us do. When I get hurt dh acts like I did it on purpose, but I know he just hates to see me get hurt. But I don't dare say a thing when he jumps down off of something or trips over something because he isn't watching where he's going, oh no that's a whole nother story. We, well at least I don't care about the editing lol.

Kathy, you know we care. Take your time to heal without worrying about our reading habits. Even your most die-hard fans don't want you writing if it's not a fun activity time for you. And right now doesn't sound like a good time to be typing.

We can always send 'ya f5's to keep our computers warm.

Ouch! I definitely understand how "My hands hurt" interferes with typing. My hand pain hasn't yet been diagnosed, other than that dreaded three letter disease: O.L.D.

OUCH!! I bet you are hurting, Kathy!!

I've had carpal tunnel, diagnosed from the painful electrical stimulus tests. But it wasn't "bad enough" to warrant surgery. Surprisingly, it has gotten better through the years with only occasional bouts of the hands going to sleep stuff. However, it still hurts to write by hand for any length of time. I have found that it's a lot easier for me to type than to write.

I used wrist braces for awhile when my carpal tunnel was really bad. Do you use them?

I've had nerves being pinched quite a bit by the bone spurs in my lower back. I KNOW how much they hurt and affect my ability to do almost any/everything!! So I feel for you!! My problem is literally a "pain in the a**" while yours is a "pain in the neck." LOLOLOLOLOL!!!!

Get better soon! We'll keep the F5s warm! And the lights on!

Thanks for letting us know Kathy. I am so sorry that you are hurting and frustrated. As much as we love your writing, we would never want you to be in a place where sharing you gift with us makes you hurt. Prayers for healing.
