If you know how to do courthouse research in your area of interest,
you may be able to find properties re-taken by lenders.
You may be able to negotiate a below-market arrangement on such a property, directly w 'lender'.
Caveat: Such properties may not be in good condition, for various reasons.
Alternatively, again courthouse research, watch for 'Lis Pendens' notices.
Google sez: Lis pendens is Latin for "suit pending."
These are folkses fallen behind to the point they are coming under imminent threat of foreclosure.
Again, such 'distressed' owners may be willing to 'sell' to you for better than what banksters would hold out for after foreclosing.
At least, these are tips for NY.
NC may well have hugely differing real-estate laws.
Another possibility, and again, this is NY experience: folks who pass, mortgage free and no known heirs.
In NY, there is a State Probate which takes ownership of such 'abandoned' properties.
Here, they generally sit on them until they are well devolved (presumably searching for possible heirs if U would buy that notion).
NEWAYS, eventually they are offered at auction,
generally advertised in the most unlikely-to-be-noticed venue,
with any proceeds to be 'held for subsequently discovered heirs'.

Lastly, there are properties in Tax Arrears. Dunno how NC might handle those.

One Example: You successfully bit on a property in foreclosure where the LENDER's amount seems a bargain...
ONLY to Discover, that it was a 2nd or more debt, and you have INHERITED a much larger 1st position debt.
